Flagler Development Group owns develops, leases and holds in joint ventures Class-A office and industrial space and is in a unique position to create value at each step in the real estate development chain. Its holdings are strategically located in Florida’s strongest markets—Jacksonville, Orlando, Ft. Lauderdale and the greater Miami area. The Flagler organization has an excellent track record of value creation and realizing optimal monetary values from its real estate portfolio. Flagler will at times use proceeds from realty sales to acquire land and buildings to which it can add future value for its real estate portfolio. The Company will typically seek to accomplish any such acquisition transactions in qualified like-kind exchanges for tax purposes.

The value of undeveloped property is enhanced through investments in infrastructure and improvements, such as interstate exchange access, roads and utilities. Even more importantly, Flagler has secured development entitlements for approximately 853 acres of land. These entitlements provide prospective buyers or future tenants with a “speed-to-market” solution for their facility needs, further increasing the market value of the underlying land asset. In addition, Flagler’s land bank includes another 3,089 acres of Florida real estate that can be utilized for future development or sold on an opportunistic basis.
